Watts were appointed to negotiate a single source tender for a PCSA and subsequent Design and Build contract with a client preferred contractor to complete investigation works and construction works. The 8-storey steel frame student accommodation block was found to have no protection to fire of its primary and secondary steelwork throughout the building. Watts prepared a project execution strategy which allowed the client to maintain occupation of the building through sequencing shutdowns and moving occupants during the works, thus negating loss of income.

The works included fully stripping and reinstating ceilings and walls throughout where steels were identified. Watts carefully managed the process to minimise disruption on occupants while also executing the duties of Principal Designer under CDM to ensure safety for student occupants and workers.
