Condition Surveys

Watts were appointed to undertake condition surveys of 42 of the client’s depots and workshops located throughout the Highlands. The surveys included both fabric surveys and mechanical and electrical surveys. The information, costings and photographs collected were uploaded onto the client’s data base (Concerto). Where alterations had been carried out, Watts produced and uploaded revised drawings onto Concerto.

On completion of the initial surveys, Watts were subsequently appointed to carry out another series of surveys on a further 32 sites to the same specification as phase 1 above. These sites were a mixture of primary schools, sports pavilions, court houses, car parks and public toilets etc. All the sites were in isolated areas of the Highlands including primary schools located on the Isles of Eigg, Rum, Muck and Canna.

On completion of phase 2, Watts were appointed to carry out phase 3 condition surveys. This consisted of 52 sites including both primary and secondary schools, leisure centres, town halls, recycling centres etc. The sizes of the sites varied from 200 sq. m. up to 27,000 sq. m. gross internal areas.

  • Co-ordination and management of Client and surveying teams.
  • Effective management of project risks and mitigation of same.
  • Identifying where Reinforced Autoclaved Aerated Concrete (RAAC) was present and working with structural engineers and contractors carrying out remedial works.
  • Management and reporting on change.
  • Monitoring of progress against programme and compliance of works with specification, reporting on same.
  • Administration of the Contract.
