HS2 – Pre-construction surveys

HS2 is one of the most substantial transport infrastructure projects ever built in the UK. Including approximately 80km of earthworks, bridges, culverts, tunnels and other ancillary works. Watts role is to undertake surveys prior to works being carried out to establish the condition of existing buildings along the route and identify any issues with each property that may be affected by the works. 

The Watts team has managed a programme of over 450 surveys to date on a wide range of buildings including residential, hotels and commercial property, including many listed buildings, often working to tight deadlines.

Watts have developed a specialised app in-house to allow quick and accurate collection of relevant information, including photographs, elevations, and floor plans of each property and an efficient turn around of reports to meet the demands of the client programme. 

Description of services

  • Carry out structural pre-construction condition surveys of all properties not marked for demolition identifying issues including:
    • Cracks or signs of vibration, movement, deformation, damage and displacement.
    • Signs of dampness and consequential damage.
    • Form of construction.
    • Signs of historical ground movement and settlement.
    • Presence of any finishes or features that are susceptible to damage from ground movement.
  • Production and issue of detailed reports along with photographic records.
