84 Moorgate

Watts were appointed in 2020 as PM and EA on this landmark Grade II listed building located at the junction of Moorgate & London Wall.

This project drew on our past experiences working with the City, ensuring that our management processes and controls aligned with City of London’s compliance requirements; promoting efficient reporting, strict change control, and efficient procurement.

Following comprehensive feasibility studies, approval was secured for Electra House to be redesigned and refurbished for use as a Higher Education building.

Following comprehensive refurbishment, including all new LED lighting and M&E systems throughout, as well glazing enhancements, the building achieves BREEAM Excellent, with a certified EPC B score, and WiredScore Platinum confirming excellent connectivity.

Watts led the competitive single stage main contractor tender process, as well as procuring and managing the enabling works package (strip-out works and suite of surveys to inform the design). More recently, following contractor insolvency we led the urgent re-procurement of trade contractors to complete the project.
